​Role of Accountable Persons
Building Safety Regulations imposed new responsibilities on building duty-holders to manage Building Safety Risks. It requires identification of the Principal Accountable Person (PAP) for a Higher Risk Building who is accountable for the implementation of the Regulatory requirements.

The PAP can be an individual, such as a freeholder, or it can be an organisation or business that works with you to fulfil the requirements of the legislation.
The Principal Accountable Person has ultimate responsibility for building safety.
Many of the regulatory duties for day to day management of building safety risks are delegated to others known as Accountable persons. Specialist Property Asset Management as property managers assume an Accountable Person (AP) role.

One of the responsibilities delegated to Specialist Property Asset Management is to produce and maintain a Safety Case for Altus House. The need to develop a Safety Case applies to 'Higher Risk Buildings (HRBs). These are buildings that:

Are over 18 meters or seven stories in height.

Contain 2 or more residential dwellings.​
