SPM Inspections at Altus House
As appointed Property Managers Specialist Property Asset Management (SPM) has been appointed to undertake recurring inspections of fire and life safety equipment. There are a number of different types of inspection of fire safety measures. These include:

Life Safety Equipment:

Lifts for use by fire fighters.

Evacuation lifts.
-
Inlets for dry-rising mains.
-
Inlets for wet-rising mains.
-
Outlets for dry-rising mains.
-
Outlets for wet-rising mains.
-
Smoke control systems - Automatic Opening Vents (AOVs) (Monthly).

Suppression systems.
-
Fire detection and fire alarm systems including any detectors linked to ancillary equipment such as smoke control systems (in the common parts).

Evacuation alert systems.
-
Automatic door release mechanisms linked to fire alarm systems.

General premises inspections (Monthly)
-
Emergency lighting checks (Monthly)

Fire doors (Quarterly)

General Premises Inspections and critical life safety equipment:

Fire detection and warning systems.
-
Emergency lighting.
-
Fire-fighting and evacuation lifts including evidence of water in the lift pit.

Sprinkler system pressures, fuel and back-up generator operation.
-
Operation of Fire Dampers, Waste Closure Plates and Hopper Door fusible links.

Fire compartment and fire door integrity including self-closers.
-
Fire extinguishers - location and status.
-
Evidence of power and back up status.
-
Basement sumps pump status to protect Life Safety Equipment from flooding.

Stairwell and corridors.
-
Balconies.
-
Waste disposal areas and associated chute systems.

The Inspections should be undertaken using Microsoft PowerApps.
​
To access the App you will need to have been authorised to do so.
​
Log in will be using SPM credentials. That is your SPM Microsoft user name and password.

It is of note that the app geo-tags the location of the inspections.

Time and dated photographs of fire doors, areas inspected and non-conformities should be recorded in inspection reports.​
